I agree that the seller would be flying nothing but looking for the first warm body with a pulse to sign that lease.Another advantage is that you'd start with a clean slate once you own it, and you will have some time to do all the necessary repairs while the house is empty.

The current tenant had a lease that was good through October of 2018 but we just signed a new lease last week extending him another 12 months! 

This question is for long-time Cozy users, or anyone who has had one or more leases renew using Cozy.When you have a lease renew and you are re-signing the same tenant for another term, do you find it is most helpful to just change the expiration date in Cozy on the current lease, or do you create an entirely new lease with a new start and end date?

About a year ago, I was on the verge of signing up for a class to get my real estate agent license.

I informed them I had their signed and dated termination letter and that legally they needed to be out by 11:59 pm today or I will call the cops and pursue further legal action against them.  

If you can, how is it different from a normal wholesale where you sign a purchase and sale agreement with the seller and assign?

And he just signed with a new brokerage firm at the end of last year but I didn't think that changed anything.My question is, I don't see anywhere in the listing agreement or Management Agreement by the new broker about having to use my property manager to sell my apartments?
