The market I am in has been very stable for a very long time...no incredible appreciations or depreciations of value (even through the housing crash of 2008).I realize selling it any time soon would be foolhardy, as I just bought the place within the past year. 

It's incredibly rare that I tell my clients to waive appraisal/inspection contingency, and yet somehow I was able to put dinner on the table tonight.

Typically we have gone conventional financing for our primary however that does affect our DTI when we are trying to get into commercial and building our rental portfolio this year we want to keep our DTI down and our credit score up as well as as much available liquidity as possible.Any suggestions on how to analyze the numbers for a primary, what would be the MAO if holding for 5 years then sell.  

We also all have good jobs and great credit scores.

My wife got into the military and has now graduated Basic Training and is now doing AIT school training she is receiving a bonus of $25,000 $10,000 in cash when she finish AIT school in May and we both have good credit scores mine is about to go up over 700 hers is in the Mid 600 range.

Doesn't it negatively impact my credit score every time I ask a different bank if they can prequalify me?

All of the aforementioned are consummate professionals and incredibly experienced.

My question is does anyone know if accepting the HELOC, but not accessing it yet, will affect our credit scores and make it more challenging to qualify for traditional mortgages.

We have several properties we have analyzed and the numbers are incredible!
