If the borrower files BK and makes the payments, over the long haul you are also getting a round a 12% IRR.So to put this in perspective, you could give someone with 800 credit a hard money loan at 12% (and add points) or buy a loan where the borrower is defaulted, in foreclosure with significant risk and get less $.

You'd have to acquire a home that already has a student rental permit in place but even then, as some others have stated, the students are here year round so an 8 month lease wouldn't work.

Note - as I mentioned at the beginning, it's all about the project and business that you want to be in - if I was going to buy a short-term rental I would look at areas that have year-round desirability such as Arizona, Tennessee, and Florida.

I am currently eyeing Austin TX as a location to acquire a STR rental property. with the city growing and intercontinental tourists visiting year round I think STR is the only way to break into this hot and high priced market.
