Sorry Account Closed  I must respectfully disagree with you, an LLC is cheap to set up, and should be established from the beginning.  

As a result, with respect to Mississippi, the property may be Struck-off to the State--which now places the property in another category. 

I have done a bunch of deals there in that price range and they are not hoods for war zones. you deal direct with a local realtor.. no need for west coast marketing agents or turn key of any kind.Frankly not sure why you would want to invest 40k in the US in a rental house your not going to really make any money or get any appreciation you will in fact probably lose money. 

Now mostly newer homes in a much more affordable price range than what you can get closer to the Bay Area.  

The house could probably go in the range of $150,000 - $160,000.
