So come up with ways. put yourself into the seller shoes and extract every possible reason they may have not to choose you and be sure you address those issues before they even enter the sellers head.

Most of them are free or low cost.Then you own the site, build the rep, grow SER (search engine results) and all that.

Have them include their trade terms in the written bid including reps and warrants, time frames, etc.

You can also go on Linkedin and find HR reps for the hospitals and offer them an incentive ($$$) for "suggesting" this great place that would be perfect for them.

Look at it from the investor's or buyer shoes.

However, I don't have endless funds to hire 4 more reps right now.

@Spencer Harvey If I was in your shoes, I’d totally use the HELOC money for the BRRRR strategy instead of using it for down payment for a couple Buy & Holds .
