I also know the assets pretty darn well that the OP has bought and I am a firm believer with that class of asset getting them paid off is really the only way to get to the point were they think they are going to live on rental income..

We own a rental in Irvine and do monthly rentals at the moment. 

Binghamton also has a low purchase price but it is a good area that we see a lot of rental income.

I'm interesting in learning more about real estate and adding rental property or other types of RE investments to my portfolio.

I was primarily interested in pooling resources with other rental property owners to take advantage of economies of scale and divide the cost proportionately among property owners. 

That way you have a primary residence plus rental income and gaining equity.
