Just buying without renting means you rely 100% on a very significant rise in value that may or may not happen. 

You can make all the offers you want, but if you are relying on the (arv x .7) formula, I fear it will be a waste of time. 

I have always yearned for a life where I would one day become financially independent and not have to rely on an employer for my primary source of income. 

Many attorney's feel that this issue alone is enough to pierce the corporate veil so don't recommend you rely too heavily on the disregarded LLC for liability protection.  

You need to do primary research and know facts rather than relying on neighbors and a mayor who says unusual things like "...if the VA doesn't release it..." 

Some of the inspected items are:- Does the property have electricity, water and sewer and is it accessible via a street- Heat source is required but a/c-Roof must not leak although this is a visual inspection only-Mechanicals must operate and be safe-No peeling paint-Smoke detectorsNO ONE SHOULD EVER RELY ON THE APPRAISER IN LEIU OF A PROPERTY INSPECTION

Maybe I am relying too much on the seller.

I don't plan to quit my 9-to-5 anytime soon so I think I'm going to have to rely on wholesalers for most of my future deals.

Assessor's don't often like to rely on financial appraisals.
