I just relocated to Frederick, MD and would like to look into finding a property I can both live in and use as a short term rental as well.  

So i had to kick the tenants out of that side and relocate them as it was not livable.I am currently dealing with insurance for the fix of the place which could take up to 2 months to complete and I have upcoming tenants that I might need to turn down while I wait for the fix.Anyways long story long.

@Matt BelzileIn certain scenarios - i.e. where you were forced to relocate for employment - Section 45(2) can allow for a longer change of use deferral.

Relocating isn't an an option right now.

I currently travel to and from overseas working as a contractor but plan on purchasing a duplex, tri-plex, or four plex in Texas this year as that is where I am relocating to.

I recently pulled a double cross-country move and relocated my best friends into Scottsdale and my parents into Surprise back in late July.

Their temporary relocation costs were not our problem.To summarize, you need to insure each RE, you should have an umbrella policy, and you should require your tenants to have renters insurance.Good luck

Secondarily, if you relocate for legitimate purposes then you may not be liable for capital gains if the gain amount is within the pro-rated cap.

In general I would say most buyers on the OR Coast are either of similar profile or younger boomers relocating for retirement/second home.
