The only reason we were pointing for NJ is because of how we set up the LLCs right now, but as you know, it would be pretty easy to spin one up in NY if the right deals come along.I see you have all your contact information listed.

I’ll be contacting gnnd folks next week to see if we can tap into the “silent second” mortgage, in which sits the other 50% of the cost of the house, before our 3 years are up.

Others say a visual inspection is sufficient, unless there's a reason to drill, and charge between $500 - $1K per inspection.

There's a property tax foreclosure auction coming up in my area soon (Ingham County, MI) and one of the properties being auctioned I found out is a 3 bed, 2 bath modular home.

Even then the rent only goes up a certain percentage of the renovation costs.

I can only speak from my experience in college but landlords in Madison, WI primarily did year long standard leases (not rent by the room) and it was up to the students to find subletters if they wanted. 

Make sure it is a valid reason that warrants a refund etc.
