*Usually* - and this is a real generalization - it is better to complete a house than sell it torn to shreds.

I really don't think that applies anymore as the number one advantage of Real Estate is the leverage (it's easy to get money for it).However, You need cash reserves to make sure you stay in business and can keep building (both skills and wealth).To answer the question of BRRR vs Flip - It's all about "do I have enough cash reserves to make sure I'm going to stay in business?"

If you can't afford the membership for Propstream, how are you going to invest in real estate?

Hello - I found a very compelling investment property and the agent and her preferred lender are suggesting that the VA loan currently on the property is assumable by a real estate investor.

It’s basically an escape clause for you if you want to bail but not a real issue.

You seem to be a perfect candidate for "DSCR Loans" - which are the typical option here for real estate investors looking to use an LLC vs. individual or some of the requirements you mentioned. 

A real estate attorney will be able to provide better guidance.
