Other things that impact the cap rate can be premium location, newer age for the property vs old building, quality of tenants, etc.

Also, my tax bill was super high this year since my property didn't really require any maintenance last year, and this would be a beneficial write-off as it would buy back time and ensure a quality property.

@Dave Kush I personally invest in higher end stuff on the Northside of the city so there is less distressed to choose from, but the payoffs are bigger when they hit.
