I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

In west tn aartments ive paid from 25k with 400 per door income to 32k with 500 monthy per door per unit.Most deals ive seen are advertised as 8 to 10 cap and actually perform between 7 to 9 cap.

For advertising rooms, I use Craigslist, Zillow (Zillow will cross-post on other forums like Trulia, hotpads, etc, but won't actually list the room on Zillow), and my alma mater forum (I live close by to where I went to college).

@Sadrud-Din WilliamsI believe 97% of the “97% that fail” end up failing because they are busy being part of the 97% that listen to people that spout off that 97% of real estate investors fail........Unless they have a successful interview and go through the rigorous screening of (another) person offering a hands on program that advertises “Why do 97% of real estate investors fail?”.

Tenant can inform lessor of intent to move, at which point lessor will immediately mitigate and work with the tenant to re-rent the unit through advertising, arrangement of showings, and vetting of prospect tenants.

@Adam Mitchell @Justin Stetson Yes, there is nothing illegal in itself just assigning a contract or double closing, but.....once you advertise the house itself, or details about it, that is illegal in FL.
