I'm missing a good contractor on my team for brrr though!

I plan to call a contractor out to give me an estimate to rehab the house.My question is how much should I offer the bank.

Hi All,Been a landlord for a few years in CT, but am curious as to what others are doing concerning 2 items:1) Insurance for non-owner-occupied Multi-Family properties.I recently switched a 2-family that I used to partly owner-occupy to a Landlord policy, since it is now fully rented.It's in a great area, in awesome condition, updated plumbing/electrical/safety, etc. 

This would give my neighbor immediate cash flow and without having to pay the added expenses of property management and contractors, he'll be raking it in.  

Additionally, if you don't have a team in place already, she has a substantial list of contractors, PMs, lawyers, and other contacts you will need. 

As we know, a good reliable contractor is hard to find, so I figured I'd reach out to the people who probably know best! 

BP members, I'm have a little frustration keeping contractors on a deadline in my fix and flips...

Hey Folks, co-worker is looking for a contractor to handle a bathroom re-model in Orange County, CA, any recommendations? 

Am I liable because I hired the contractor that didn't have a contractor's license?
