Like with any rental, tenant screening is crucial in this area because opioids and other drugs have hit the area hard. 2019 has been my first year without an eviction so it has been a learning process.

There will always be a better property out there somewhere, but all that matters is you are happy with the one you have.As for feeling 18...I'm much older than you and still feel like I'm a kid and learning things all the time. 

Hopefully you have a lease that you can point to that spells out things like "quiet enjoyment" and no unauthorized persons living at the property for more than 2 weeks, for example.

There are a handful of meetups in the area, although not sure than any are meeting in person at the moment.

As a listing agent, I want buyers to see the property in person as much as humanly possible before we negotiate.

Value is currently 230-250k.They bought it by refinancing their personal home.

To be honest, I think we may just need to bear the costs and learn from this and do regular unit checks going forward (which was not done by the previous property management company).
