Can anyone give me tips to avoid physical altercations at my units geared towards low-income tenants? 

I found a few places I could purchase the forms online and it seems to be pretty simple.

My suggestion is not to IRR shop, rather find an operator/sponsor where there is alignment of your financial goals and transparency.Good luck!!

All signs point to a bit of a tipping point in many markets....on the bright side, that may be a sign of a buyer's market for a change 

Its been hard for them to give me estimates without knowing for sure what the layout will be, but architect plans run 3 to 10k from what I've found. any tips?

We are leaning toward shopping for a mortgage from a bank. 

It made me very happy.I see myself teaching in a non traditional environment at some point in the future or having a shop where people bring things to fix things (preferably teaching them how to fix things).
