Hi all,Feel like I have this one kind of sorted out but I just wanted to run it by some people who may know better than myself.The plan is to pull out a HELOC to help subsidize a downpayment on my next rental property.

I met with the owner 4 times, walked the space, and talked to her about her motivation to sell the property.

Water submetering is more difficult with smaller properties; especially older ones. 

My brother-in-law has remained living in the condo the entire time (not sure if this is important).

As an agent, you likely have several clients, so ask them if they have had any good experiences with contractors.Your client can do the same with their network.Good contractors are one of the hardest things to find for a flip.  

We are considering properties in the Oklahoma City market at this time.

I was worried that the same home would be a competiting comp when it came time to sell but maybe that won't be a factor considering the amount of work we have done. 

One column I added to mine that was helpful was a "Last Call Date".

I get the main backing up but never one toilet.
