An local architect is a good person to ask to see how likely it is that the variance will go through.Also, when applying for a variance you have to publicly announce it (in the paper or with a sign on the property) so any neighbors who may object have the opportunity to do so.

Hello,I've been doing a lot of reading and listening on BP and most investors seem to say that getting your Real Estate License is a good idea if you're looking to start investing.I've decided that it certainly can't hurt and would most likely be very beneficial.Let me say that I work full time and have one rental property that is mostly self sufficient.

If you go into RE it will not apply, you'll be self employed and you'll need two years tax returns for qualifying income, and most likely your worst income is early on so it could take years to qualify for loans to buy properties.

You would sell to someone with temporarily tainted credit or possibly self employed, getting top dollar on your sales price, 10-20% down, charge 7-8% interest, and rid yourself of the PM, maintenance, and all other expenses of holding rental property.
