Each Habitat Affiliate operates a little differently but let me share my experiences from working with our local affiliates. 1-Land Donation-Land to build on might be acquired by donation from individuals, local city/county or might be bought on the open market.Each local Habitat’s family selection committee selects homeowners based on three criteria: The applicant’s level of need, their willingness to partner with Habitat, their ability to repay a mortgage through an affordable payment plan.As part of their willingness to partner, Habitat’s home buyers invest hundreds of hours of their own sweat equity working alongside volunteers and other Habitat homeowners.2-Habitat Housing tends to be seen as a stabilizing force in the community.

I understand cost savings, and I pretty confidently can say that whole home renters in your area tend to be less problematic than in a lot of areas, and as compared to one or two bedroom apartments, BUT, spending the money once now as opposed to having an issue later could be worth it.

Offering "free power" with caveats of reasonable use and raising rent to cover the nut of the system seems reasonable and pays for the system with OPM.As far as net metering goes, there are battles going on right now in AZ to bring net metering back as a mandate.

Hiring people who worked in college is the way to go.I notice that my tenants who work while attending the local universities tend to be better renters.

And I generally think statements that include "most successful" or "best" tend to be too generic to be actionable, because how do you track that?
