I am looking into a multi-family deal in middle TN. 

If you stick with mainly multi family properties you could contact the owners for all of those and they are very likely landlords.

I think I would go with the multi family.

I'll be calling around, but just curious if anyone has had particular successful with loans for 2-4 unit properties around Buffalo.  Assuming 20% down is needed, any local banks (M&T?) compared to the big banks to...

Now, after typing this out, I've come to another option...leave the boiler in place, add in the electric heat capability/metering, and just keep the boiler chugging along at ~50 degrees year-round to ensure the structure is always "thawed".

I am about to dive head first into Multi Plex investing, as I have always stayed in the SFH side of the pool.

The house it set up as a two over two.Tenants currently in place and would like to stay.Property cash flows nicely and the rents are below market value so there is a value add play there as well.Anyway the title report came back and the property is listed as a single family home and also is CO'd this way.However the property was advertised as a legal two family and the town assessor is currently taxing the property as a two family.Two separate meters as well.Everyone involved including my attorney, agent, etc seem to not have the answers for me.There are no rental permits on the property either which are required in this town.Seems to be a lot of mixed information that has me considering to pull out of the deal.Anyone have any experience with this?
