If the purchase price was the same in the same location. What would you buy and why? 10 unit apartment (1bed/1bath all units) vs 10 single family home portfolio (3bed/1bth)

If I didn't have to get 10 separate loans, I'd probably buy the 3 bed houses. More exit strategies and 1 bed apts can be mgt intensive.   Not a fan of having 10 roofs, 10 HVAC systems, 10 yards, 10 gutters, fences, driveways, etc though. Pluses and minuses to each.
