As far as your long term goals, I would surround myself with as many experienced, knowledgable, and like-minded individuals as possible and learn from them as you go.

Financing was 90% LTV through a local credit union.The SFR that we moved out of was NOT purchased with REI in mind and I would purchase it totally different today than I did then, BUT here are the numbers: Purchase price was $202,900 and it is currently renting for $1,575/month.

Do you already have the property in mind?  

Private and hard money is available everywhere, however finding connections in your local area may provide more peace of mind since you are more likely to have the opportunity to meet and connect with the lender in person.

Greg, something to keep in mind that I learned from my CPA a couple of years ago (I am retired now, so not an issue these days), but if you make over ($150k I believe), your rental tax deductions cannot be claimed.
