The cultural / political venues are strikingly different for sure.I've lived farther southeast of Jacksonville @ the Atlantic Ocean in  PonteVedra Beach and it all seemed like south Georgia to me. 

@Hammad Arif which is more durable, it's not even close, glue down by a mile BUT it must be done correct and not using the cheap-o "slumlord-special" sticky back 1' tiles, that's NOT what's referenced when so many talk about glue down. 

Done a 4 unit about 1 mile north a few years back How did you find this deal and how did you negotiate it?

Purchase price: $18,500 Cash invested: $1 This is to be a new ground up build for our own personal home, it’s about 2 miles north of our current home.

I am also from Michigan ”bellevile” and was interested in the southeast area as well.

We initially wanted a 6 unit property, but the seller owned another property a few miles away and offered us a deal if we bought both.

They have a welding shop about a mile away, so it will be closer for his work and also cuts the distance to the kids school by about 2/3. 

I'm going through a lot of this on my first multi up north and best thing you can do is have your agent send a cma of .5 mile radius 2/1 rentals in the last year and gauge it from there on what you'll do on the rehab.

Manage the renovation, and then manage the property which is half a mile down the road from our other duplex.

A big issue is that it is in a smaller town outside of two larger towns by about 3 & 10 miles.
