I believe there are a lot of benefits to going with a turn-key provider, however, and speaking candidly, my biggest hang up is that there doesn't seem to be a lot of "meat left on the bone" with turn key providers.

I have a family member that is willing to do lend me at 3% (huge blessing for sure) if it is my primary residence.
