We decided to stay in our home market that has a lot of blue collar, hard working people that we can owner finance property to.

To me it seems that showing up in blue jeans and a T-shirt when coming to maintenance requests might be the best idea.

You can even decline someone because they have blue eyes in most states.

Today's kitchen designs are going lighter toned medium colors on the countertops, and lighter toned 'dark' colors for flooring.Also, if the kitchen has southern light, go for a warmer toned "white". 

If it happens right their name will appear in blue. 

My biggest success over the years came from buying GROUPS (5-8 houses) of older homes on a single parcel, in older, blue collar parts of town (not slums).

Simply give them a written notice that says, the fire pit thing must be removed and it's not permitted for use or storage on the property,  And if they grill the grill use is to be 10 feet from building and set a storage spot for that when not in use.. also make sure they store the charcoal, and lighter fluid in a plastic bucket with lid, outside.
