The lack of payment history with BOA.

So far we have home prices going up because of 1) lack of inventory, 2) rising rents, and 3) wage inflation in tech. 

What I would like to know is how can you verify other debts or encumbrances (for lack of a better word) that are not liens on the title? 

After reading and listening to some real estate books I have decided I want to invest in real estate.So I move some sticks here and there and I got the phone numbers of some agents and brokers.I called them and without any luck I pretty much got shut down here and there.Maybe it's the lack of experience and/or lack of money.I was hoping I could find a mentor.

In simple business terms, it depends on opportunity cost.I think that the universal "apples to apples" comparison is rooted in CAP rate (see other discussions for more explanation of CAP rate, or PM me and I'll vector you in to one).  

The lack of comps in the area would not be helped by a lower closing price.

I will be a civilian again in March of next year, so I figure there is no time like the present to start my real estate business.I have no background in real estate other than the research that I have been doing over the past few years and really the only reason I still haven't purchased any properties yet is due to a lack of funding (which I realize is my own fault for being afraid to take out a loan). 

I ask because my local network at the moment is somewhat lacking.

Would anyone in Dallas sending direct mail be willing to share their success or lack there of?
