I seem to have kids in my 4 unit building that continue to turn off circuit breakers in the basement (making some of the tenants appliances turn off and spoil food), vandalize the mailbox, and create problems.

Really wipes out a lot of savings :(Do your homework!  

With hotel rooms people are less likely to have food, kids, obviously no pets and the rooms will be cleaned fairly often based on turnover.

Adding a stick factor, sell the benefits. . .If you have a knock-em-dead skool district and they have kids. . .they will rent your storage bin to get their kids educated.Blessings all,Tevis

What can I do to get some deals going, get some cash flow coming in to where I can pay down my debt/build my credit, AND be able to keep a roof over my own & kids' heads??

Many owners are tired of hearing from investors and tired of having their time wasted.As an investor I have always felt that you still need to do your homework on a property and make a respectable offer.

I'd estimate the costs and charge 1/5th to each leaving and all of the costs of their room.Then, I'd put one tenant on the main lease, with kids I get the parents to guarantee to lease.

I think together with Romney they have what it takes to salvage the country for our kids and grandkids, and bring us back to being the most powerful country on earth, built on the foundation the founders set in place!
