Standard Appliances in Rental homes

What do you all consider to be "Standard" Appliances in a rental SFR?
Some of the properties I have been looking at don't have any appliances in them at all. I am thinking Diswasher and Refrigerator are standard appliances in a rental.

In my area, cooking and heating are the only required items. But you have to do what your competition is doing, or else you won't get the best tenants. The best tenants know they can be picky, and they will pick nicer, newer, cleaner, better features, etc., so to get them you have to know what the competition has. If the competition offers refrigerators and dishwashers, you'll be getting those too or else ...

And if the competition is lacking appliances, you can then do likewise.
