If the landlord is sued for something totally unrelated to the property, your insurance would be required to defend them as they have liability coverage under your policy.I suspect that it sounds like there would be no harm in being listed as an Additional Insured over an Additional Interest.

If I ever were to change the pet policy, I would wait until the tenant was there for at least six months, so I could inspect his/her cleaning habits.

I wouldn't eject this guy.If it were mine, I'd offer him the "Better" apartment at (for instance) a $50 a month upcharge, if you want no cats, make that part of the counter offer.Overnight guest that got out of hand, seems like a drama situation, in other word none of my business, as long as the renter can eject him I would not take any action (for a couple of weeks)--no harm being done.So why keep him--why not--he creates a turn either way, and long term...the "friend" will not be there...Secret cats..

But for one, he never had that inspection on the house after he bought it so that is negligence on his part, by putting myself and my fiancé in a home that is not fit and habitable and by human rights and the landlord tenant act, to be living in which made me very very sick, which makes this considered not a safe or livable home.
