I didn't withhold their entire deposit which I could have, but they did have to buy paint and all supplies for me to recondition the home to smell like a freshly painted home again.

In their cases, I got proof they were students in good standing.As mentioned, though, you could get a person recently moved to the US for a job with a fresh SS#, so you have no way of knowing if they'll be a good tenant, because they will have no credit history yet.

Honestly, if you can afford to get rid of current tenants and start fresh - assuming the rent will be significantly higher - you will have way fewer hassles.
