Purchased 6 weeks ago, already evicting my tenant
I purchased a duplex 6 weeks ago in Lansing, MI. My tenant didn't pay July's rent. I won the judgement for back rent and if the tenant doesn't pay by Aug. 8th, I can file a writ. My question is, what happens if she pays the back rent and fees but still doesn't pay August? Do I need to go through this again?

Sadly I'm pretty sure you have to do it all over again. This is why I usually try to go to court right after the 1st of the month so I can add that to the total. You may want to double check this but this is my experience with Lansing courts. If you have a problem tenant already you may want to do the 30 day notice instead of the 7 day and just get rid of them if your month to month. Congrats on the new duplex by the way! Good luck!
