In Texas, it doesn't cost extra to make a series LLC when you form it or renew it annually (in Texas we don't even have renewal fees).

It's not a strategy that's for everyone but it is working for me.

Also make sure you are answering the questions correctly on their forms --- I once saw an operating agreement generated from a similar service stating that the member will represent the membership interests in the LLC using a certificate.

Some areas of oildale do not meet this standard for me.   

I found a deal that I think will work great for me and I'm moving on it.
