I enjoyed reading your post. It put into words many of the things I have done in the last six months. I purchased two duplexes in Mount Dora, FL. I live in one of the four units. Just as you said, I have a CPA I trust, a good attorney and I had a good Real Estate agency to help me with negotiations and purchase of the two buildings.
I have three tenants that had on-going leases when I purchased the property in July 2018. I also have a job outside of my investment property. I followed the suggestion I got from BP, "Rich Mom Poor Mom" and others and I hired a good Property Manager. She has helped me see how to manage tenants and sub-contractors to rehab the units, what a good, enforceable lease needs to contain, etc.
It takes time. After you have a good team in place, people whose advice you trust, if you feel you have the "green light", dive in. I'm in. Renovations and maintenance are costing most of my imagined profits now but I believe I'll get to a place where the income will build. This is my exit strategy from my other job and into retirement.
I thought it might be encouraging to hear from someone else in Florida who is doing the same thing you hope to do.
