I see people posting answers for slabs, building structure and footings.

We bout a 1900 square foot two story home last year (Easter weekend to be exact).

The drawback is it will cost you about $4 a square foot installed.  

Cost of taxes, insurance, flood insurance, avg cost per square foot for homes, cost to build new per square foot, vacancy rates, rent rates per bedroom, school districts, crime rates, top ten job providers and dig into their trends (growing, expanding, contracting, single source, etc), find the type of investment properties you want to focus on and learn all about that demo.

Then print, sign, and bam, it is out the door.

We closed on this property on a Monday afternoon, when we started demo Tuesday we ran into a foot of water in the finished basement.

These are small 800 sq foot units, and we had new sub floor installed under our vinyl flooring (everywhere but the furnace closet apparently)

I looked at rentometer and the area does not have high amount of rentals but average 1400. 4 bed 3 bath 2900 sq foot with pool.

They would be shooting themselves in the foot if they did.  

I am assuming price per sq ft for hard costs is in the $200 a foot +/-.So you are looking at a 20,000 sq ft facility with %15 dedicated to common/hall/lobby.   15,000 sq feet of rooms at 375 sq ft per room?
