Flooring Recommendations for Duplex
I have a C class duplex in a working-class neighborhood. Good neighborhood, not run down, but by no means a B class neighborhood.
Any recommendations for the type of flooring that is low cost but looks good, factoring in the cost of installation? Key here is the lowest total cost for best-looking at that price point.

I need more information. How long are you planning on keeping the property? I see your from NorCal are you cash flow positive. How large is the home, ie beds, and baths? Do you rent to tenants with pets?
I've been investing for 16 years with duplexes. I always replace carpet with more durable flooring. I have used laminate and tile and both work well. However, I have been using vinyl click sold at Home Depot. The LifeProof brand. It comes with a lifetime warranty and looks great. The drawback is it will cost you about $4 a square foot installed. What I like about it is no grout lines, looks like wood, but is very durable. It won't crack or absorb water damage. It is very easy to install and can go over existing floors. I am a buy and hold investor, never sold any of my properties. I'm in for the long haul and so spending a little more is not a big deal. Tile will crack and chip, especially in the kitchen where people may drop a skillet or heavy item. Good luck. Cheers.
