@Courtney Huber I don't know the current condition of the bathroom on the 2nd floor other than it being a full bath, but assuming it's already decent (doesn't lack something that would be normal/expected in your market), I lean in favor of the laundry.It sounds like expanding the existing bathroom would be just making what you already have (full bath) a little better, whereas adding the laundry would add a whole new feature (ability to do laundry on same floor where the bedrooms are, if that's where they are).

When choosing an IRA custodian for real estate in particular, you may want to look for convenience features such as free, online bill pay for your IRA to disburse funds, the ability of your renters to pay their rent to your IRA online, etc.
