To me it would make since to include an extra $125 a month in rent but in return send a maid 1 time a month to focus on those areas of the home.

If you're buying a house, just go buy it and ask the seller to take 3% off the price, or allow them to keep the extra 3% to sweeten the deal...If you're selling your flip or whatever, there are plenty of vehicles that allow you to safely do so and offer varying degrees of assistance depending on your experience and tolerance levels.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.
