Totally agree we are headed toward a wild ride... but, I still feel like there's a huge market for people that want furnished long-term rentals, aka midterm rentals, and so I think we have a long ways to go before we hit that cap.

I think the first thing you need to figure out is what excites you about real estate and start becoming an expert in one area.

I feel ya, but if you have a good/trusted PM let them advise you and do their job.If God forbid such an accident happened, everyone (Landlord, PM and insurer) would be involved or "at fault" and it could get messy so there is some liability there.All residents must be on the lease and if they are not (As long as stated on your lease), you would have grounds to evict.All the best

@Wesley WeisbergI'm no expert but i have been talking to my insurance agent about some properties i was looking at and saw this post and asked him the question about mold and how it's covered in insurance policies.
