This has been a project we have wanted to do for years but just not easily knowing the right person for the job it has been kicked down the road.

It's not coming to be very easily.  

You can easily get double digit returns on properties in Indy.  

I am in San Bernardino California and want to start local, but will want to expand to other states.

I'd like to expand it a bit further and point out housing prices across the nation being high (see case shiller inflation adjusted home index and compare current level to historic norm).  

I know the city is expanding south and to the east but there are several houses I'm looking at on the west side of town along the outskirts.  

In the future I am looking to expand my real estate portfolio and invest in other real estate projects if the opportunities arises.

I'm willing to guess that the bulk of your fee was not so much in tax prep (although it could have been), but was mostly "cleaning up my books".Cleaning up the mistakes in a QuickBooks file can easily add several hundred dollars to your year end bill.My fee structure is like this (and is similar to many CPAs in my area who are also self employed and work out of their homes.
