The more exposure the better.

These type of lenders may limit their exposure to four or five loans.

Watch how grossly P/E values are rising and understand they aren't rising for any logical reason except excessive influx of funds into the market because of a lack of alternatives. 

If there is an overage from foreclosing the mortgage (overage occurs when the foreclosure sale brings in more than is owed on the note that you bought), the excess money goes first to pay off the lien, then to each heir according to their percentage of ownership.

We limit our exposure by only lending 65% of the after repair value and if our borrower needs repair funds, we hold them in escrow and release them in draws.
