I have spent WAY more time teaching folks for free that fade away and really only were on fire after reading a book or paying a guru to tell them to go put together a team than I have closing deals for investors.

Watchout for the "Gurus" that are trying to sell you what you can get for free.There is huge amount of free info on Tax liens here on BP.The 16% solution is a good book that will give you a primer.You'll need a chunk of cash or access to a chunk of cash to buy liens at auction.

@Mike RutallieIf the realtor thinks it’s worth $325k this is probably not something they would considerMy guess is rent is worth a lot more than that and basically they would be renting it interest free till it’s paid offI guess it does not hurt to ask but I don’t see where this benefits the seller.

The ones here in Chicago that I attend are free and I'm sure they have free meet ups in most other places.
