What you mention is an issue indeed, however, I am assuming that A - it's baked into the decision to hire a PM, and B - that the PM knows the marketplace better than the OP.

OP,Please don't start your investment career by doing so fraudulently.  

I was trying to point out to the OP that the commission was negotiable, and that she should not expect to recieve a service or the services of a realtor for nothing.  

It's not a matter of claiming back tax, but a matter of having eyes-wide open when you set-up your ownership structure.Again, what works for us and what works for you, may not be the best solution for the OP.

I assume the OP needs other states' foreign corp if he is using a Texas LLC.

You also can always rent one of those co-op workspaces, but the PO Box would be much less expensive.

In the scenario for the OP where property has been redone and quality of work unknown I might have an inspection.

So many people want something for nothing here, Im not talking to the OP, or anyone else here per se, but how many times do people tell someone here to "just take a contractor" to a bunch of properties they don't, and probably wont own to "give an estimate" for repair costs.
