The Clerk’s Office will not be able to help you determine whether a particular business activity or situation falls within one of the exceptions to the definition of “transacting business.”

I search this site: http://www.oscn.net/dockets/Search.aspx to find evictions (in Oklahoma it's called a Forcible Entry and Detainer) and criminal history.  

However, they can set a minimum amount they are willing to finance (Usually around 50k) and since most of those properties fall under that, they can get away with loaning out money to them. 

Like many of us, I fall in the latter category; hence, the reason for this post.

I have seen people purchase homes and were very surprised when it is in floodzones, not approved for the number of units it was listed as, and even that it was not in the City they thought it was in (we have properties that have a different city as their address, but fall under a different planning authority/city boundary).

Do this first and the rest will fall into place.

Vertical pieces never have standing water in them [it just falls straight down] and usually they are in fine condition because of this.

Its easy to allow yourself to fall into the trap of analysis paralysis.

I would recommend staying away from vinyl planks with adhesive tabs, they are notoriously problematic and fall apart easily when any direct sunlight hits them. 

This is where you fall into the definition of brokering without a license.
