Hi there, I'm located near the Los Angeles area and currently have a few small residential investment properties in CA and looking to start investing out of state.

I’m currently using PropStream for land leads while checking Zillow for best sold areas.Anyone have a solid solution they are using or recommend?

The problem is I currently do not have enough for 20% down, especially in a high COL area in Connecticut.

My husband and I don't currently live in the house, so no sharing haha. 

I try to convey that in my direct marketing materials.

@Guillermo Kennedy, it's certainly possible to use the existing LLC as a joint venture entity; the legally binding agreement here would be amending the existing operating agreement and updating the current cap table to reflect the new members of the joint venture.

You currently own the property in your individual names.
