That's the most desireable rental market in Lawrence for students.  

Families typically are not as likely to buy in Tempe as well because ASU is known as a big party place, which it is.The Scottsdale and Paradise Valley areas of Phoenix are considered to be the more affluent and desirable areas near Phoenix and the cost of homes there reflect that.Demographics play a huge part of home values in the Phoenix area as they do in most cities.

I've found a target neighborhood where the numbers (1% rule, 50% rule) seem to work and the tenants are desirable.  

We met our goal & have no desire to go any further at this point.

I have found this desire to want to help people and make TONS of money.
