This is particularly unfortunate because I was looking into refinancing 2 of my rental properties, which I was then told by the mortgage broker that because of my huge credit loss that I was likely looking at paying an extra .5% in interest on each loan.My 3-month period is now over and technically my forbearance ends on August 1st.

Remember there are extra costs when purchasing.

Just do a rehab on your ownthe money he will want/deserve for partnering on the flip will be much more than if you pay him or another contractor to do the work look at recent sales in the area.  

And sign a bunch of extra legalese stating that GC is not responsible for anything that occurred as a result of work performed prior to such and such a date.You will probably find someone, but I wouldn't take the first anxious GC that comes along, because an experienced GC will be very leery about getting involved at this point (and they shouldn't need the work anyway)

If you have asphalt shingles, pay a little extra and opt for dimensional 35 year shingles; the majority of the cost is labor - don't pay for it twice!

I should be able to live for free/ make a little bit extra on the side to pay for my utilities.

Might even be able to charge a bit extra in rent for video security:)

Where I'm sure the bonus content has plenty to learn from is it worth spending the extra money just for the bonus content?
