You agree to conduct yourself in a legal & ethical manner as a condition of holding the license.A marketing technique that violates local ordinances is not consistent with that commitment to legal & ethical behavior.Like others said - you can do investor marketing for deals and you'll find that you can convert 4 (or more) out of 10 investor leads into a listing.

I had to re-read this because I misunderstood it the first time:They're all over asking price cash offers and I'll be putting another handful on the MLS to get offers on.If Nick is consistently getting over asking price that means he's calculating and getting his offer to the lender accepted within his comfort range every time.

Hi, check with a Realtor and see if there is a manual or requirements at the local bpoard of Realtors and see if you can get that information.You can also go to the HUD site under "public housing authoritiy operating procedure", the will alot of information there about aspects that won't apply to you but you can adopt those that do.You might also check with a local landlord association and see what they offer to memebers (and join).If you're going to have a manual, make sure you follow it consistently.
