I am amazed at how fast properties are moving compared to my other areas.

I always install it when I buy a new unit, so I can't say what kind of increase is warranted, but I will say that I estimate my houses would rent for $100-150 less per month if they did not have CHA (comparing them to the market where CHA is not installed). 

I know that all sounds harsh, but if you aren't up for the challenge of being hard, than you need to hire that out.  

Is there a better metric besides those two to compare two properties apples to apples?

For you, the buyer, the cap rate allows you to compare investments to each other.  

Hi Vadim, If you have a real estate agent on your team, they can search the area near you for closed leases on properties comparable to yours, in age/condition/square footage.
