Generally, reputable, qualified and experienced exchange companies will charge somewhere between $5,000 and $8,000 for a standard Reverse 1031 Exchange. 

You have to build some type of reputation before someone decides to kick in thousands of dollars with you.Your other alternative is FHA or Owner financing.

Appreciate guidance on high value materials, as there is so much to choose from.  

and if you choose this path, you would probably need to sell them all - mixing the 2 (rental, and ownership) within the same building can leave you with fewer options as an exit strategy.

Use your best judgement here and choose your battle wisely as their counter argument would rest on when they did "properly identify" you as SII.  

Shutters on the top windows and frames on the bottom windows all painted in same color whatever you end up choosing could work especially with that lower window right by the door.
