Number of flips is the hard one: if you chase this number, you will be more focused on quantity vs quality.  

We're got a long and extraoridinary track record, but investors still chase returns saying "I'll wait until the market jumps up a bit."

The fact that you ran down there in the middle of the night will hopefully show your tenant it was an unforeseen accident and you're doing everything you can to fix the problem.I would absolutely chase down whoever is responsible for the faulty cap to pay for the damages and the labor to get it fixed.

Are you liable, do they have the same fraud prevention banks like chase have ( I have had my card cloned 2-3 time in the past couple years)Next, many people mentioned they do this on their primary?

Besides helping keep the quality of housing up, the inspections chase out the landlords who don't want to take good care of their properties -- the inspections are something a landlord should pay to do anyway but it's hard to justify the cost when it's not required.
