Biggest issue for me is dealing with our landlord tenant board.

We would prefer to have someone experienced on board for our first deal - and potentially many more if we like the relationship. 

Or add some strips over the paneling to give it a board and batten ranch bunkhouse look.

Specifically, it states:(1) An individual need not obtain a mortgage loan originator license under ORS 86A.200 to 86A.239 to make a residential mortgage loan in which the borrower will use the funds to construct, alter, move, enlarge, replace, repair, or develop land for one to four dwelling units designed or suitable for residential occupancy subject to the following conditions:(a) The borrower does not intend to reside in the completed dwelling;(b) The lender verifies that the borrower is licensed by the Construction Contractors Board as a contractor and holds an endorsement as a:(A) Residential general contractor;(B) Residential specialty contractor;(C) Residential limited contractor; or(D) Residential developer.

I thought it might be helpful to post a quick list of many of the common REI questions I see posted on here that are fairly non-specific and have similar answers across the board.

As far as turning  residential property into commercial property or vice Versa you usually have to work with city, county or state zoning boards as well.

I know successful investors that buy boarding houses and I know successful investors that only buy townhouses in nice neighborhoods. 

Then I started adding bill boards and grab new ones as they come up.  

I don't think there's any substitute for boots to the concrete and local knowledge.One of my low-income farm areas was recently targeted by the police and zoning board for massive enforcement efforts, i.e. more patrols and demolition of houses.

I call all this wholesaling as the gurus teach it, a runaway freight train and the whole circus is on board, monkeys, clowns and all.
